Minimum Low-E2 windows
This UV-resistant window system of protection lets sunlight in while keeping UV rays and more than 70% of the sun’s heat out. They also help reduce fading of household items by up to 75% and the chance of indoor condensation.
Advanced framing, thermal breaks and engineered lumber
Construction includes advanced construction techniques to make your walls straighter, stronger, and more energy efficient. Together, these techniques drastically reduce hot and cold spots so your entire home is more comfortable.
SPF (Spray Polyurethane Foam) insulation in walls
Reducing heating and cooling costs up to 30%, SPF creates a thermal barrier to help seal your home from outside air and moisture intrusion, save energy, and protect against mold, airborne pollutants, and allergens.
Conditioned attics sealed with SPF
Attic temperatures can range from below 0 – 150° throughout the year. However, our SFP-conditioned attics average only about a 7° difference in temperature from your thermostat setting, helping to keep your energy costs down.
Damp-proof barrier on below-grade concrete (wet climates only)
Water barriers in your roof and walls help shed rain and snow, and protect your home. In wet areas, Meritage also include underslab barriers to reduce water intrusion from groundwater into your home.
Drain slope on exterior of home
One of the keys to a home’s durability is in shedding rain and snow. Meritage uses design and material to effectively push water to the outside of your home, where it can drain and allow the home to dry.
Sloped grading for superior drainage
Meritage includes many features to make your home operate more efficiently and durably. Engineered water management helps divert storm water from your home to your storm sewers to reduce negative impacts.
Moisture-resistant roof underlayment
New materials like moisture-resistant roof underlayment are more durable, drain water better, and reduce water leaks and sitting water like conventional materials, which could lead to damage and promote mold.
One of the most common sources of air and water leaks is around windows. Meritage uses caulks, adhesives, and flashing to better seal and drain storm water away from the window casement.
Moisture-resistant material behind tubs and showers
Over the life of a home, water and steam can degrade the structure behind showers and bathtubs if not protected. Meritage constructs your homes with moisture resistant materials to better prolong the life of your home.
Minimum SEER 14 HVAC
As a standard in every home we build, Meritage installs a more efficient heating and cooling system that is quieter, costs less to operate, reduces indoor humidity, and improves the overall comfort of your home.
Sealed insulated ducts
Air leaks can account for half of the cost to heat and cool a home. To ensure efficiency, Meritage redesigned the HVAC system with insulated ducts that are sealed and tested through the EPA’s ENERGY STAR home inspection processes.
Jump ducts allow air to move through rooms when a door is closed to help maintain even circulation of air throughout every room, improve comfort levels, and help stop unintentional door movement when the air turns on.
ANSI/ASHRAE 62.2 mechanical fresh-air management system
Not only do our homes seal out pollutants and allergens, but we also include a complete fresh-air management system to ensure your home circulates the necessary amount of clean, filtered, and fresh air.
Minimum MERV 8 HVAC filtration
Our MERV 8 air filtration helps to remove any pollen, dust, dander, and other particulates that get indoors. It helps to improve your home’s air quality, reduce affects of allergies, and increase the life of your HVAC.
Independent inspections and testing
Every home we build is modeled, inspected, and tested to ensure it exceeds the rigorous standards set by the EPA’s ENERGY STAR program. We provide peace of mind that the EPA certified your home to exceed their specifications.
ENERGY STAR appliances
We install ENERGY STAR appliances, which means they have been tested by a third party rater to work better and save you 10 to 50% on water and electricity usage and costs, when compare to standard appliances.
CFL bulbs can save about 75% on energy costs, and last up to 10x longer, compared to incandescent bulbs. CFL bulbs also don’t radiate as much heat, leaving less work for your A/C system to do while cooling your home.
Advanced programmable thermostat
A programmable thermostat helps regulate the temperature in your home to make it more comfortable, and reduce your heating and cooling energy consumption by up to 30% when using the pre-programmed settings.
Water-efficient faucets and shower heads
The water-efficient fixtures we include with every home are engineered to provide equal or better performance than conventional fixtures, while also reducing water and heating costs by as much as 50%.
Through design and function, dual-actuator toilets allow homeowners significant utility savings. They also provide the user controls to ensure there’s no loss of performance at any given time.
Weather-sensing irrigation controller
While helping to reduce overwatering and wasted money by as much as 50%, the controller uses weather data, such as temperature and rain gauges, to adjust irrigation and keep plants healthy.
Irrigation weather sensor
A weather sensor works with a smart controller to monitor temperature and rainfall and adjust outdoor watering schedules accordingly. A weather-sensing irrigation system can save up to 50% of wasted water.
As a superior alternative to metal piping, PEX plumbing delivers pressurized water throughout your home. It also resists scale buildup, is more resistant to temperature and pressure changes, and doesn’t transfer heat like metal piping.
Low to zero VOC materials, paints, stains and adhesives
Throughout the building process, we have included features to improve the indoor air quality of your home. With every build, we specify Low VOC materials during construction help to promote a healthier environment.
Humidistats (humid climates only)
In humid climates, our included humidistat works with your thermostat to reduce humidity levels in your home and the potential for excess moisture, mold, or dampness.
ACCA manual engineered duct and register systems
After having such a well-insulated home and conditioned attic with reduced air leakage, we also redefined your home’s potential comfort level by using HVAC systems that work smarter and include features for more home comfort.
Optional LED lighting
LED bulbs are more energy-efficient than incandescent bulbs and last about 133x longer. They also use less energy and emit more light per watt than incandescent or CFL bulbs, converting about 75% of energy to light instead of heat.
Reinforced concrete slab
While it is normal for concrete to get small cracks while curing, steel reinforcements make a concrete slab stronger and reduce the opening, or widening, of cracks that would impact tile or other hard surfaces.
The Nexia Bridge is the epicenter of your home’s advanced controls. It connects all your Nexia products and allows you to remotely manage your home’s security and energy usage from any smart devise connected to the Internet.
Home keypad and deadbolt
The Home Keypad and Deadbolt lets know who is coming and going in your home—allowing 19 personalized codes, time stamp entry and exit, and the ability to double-check locked doors or remotely grant entry while away.

With the Home Indoor and Outdoor Camera, you can record, store, and remotely monitor activities in and around your home. The outdoor camera also has motion detection and infrared capabilities to enhance your home’s security.

Solar water heater
