Promotion valid in connection with select new home purchase agreements that are entered into by buyer and accepted by Meritage Homes between December 8, 2025, and December 23, 2025, and which close on or before January 23, 2025. Buyers will receive fixed rate as low as 4.99% with up to $12,500 in lender incentive, APR 5.752%, must close by 1/23, based on 30-year, conforming conventional, FHA/VA, owner-occupied loan program offered by MTH Mortgage – must obtain a qualifying loan from MTH Mortgage to finance the home purchase to participate in the program. Any financing arrangement shall be solely between buyer and buyer’s lender, and in no event shall Meritage Homes have any responsibility, obligation, or liability with respect thereto. Promotion subject to any applicable governmental and lender restrictions, and will be reduced or withdrawn to the extent required by any such restrictions. Further, promotion void where prohibited by law and shall be limited in all events to the specific terms set forth in the binding contract for the specific home. The aggregate total of all credits and incentives provided by Meritage and/or MTH Mortgage in connection with this promotion or otherwise associated with the purchase of the home that require a qualifying loan from MTH Mortgage to finance the home shall in no event exceed the sum of three percent (3%) of the base price of the home plus any lot/unit premium, and if, for any reason whatsoever, the aggregate of such credits and incentives exceeds such amount, then such credits and incentives will be reduced automatically so that the aggregate of such credits and incentives is equal to three percent (3%) of the base price of the home plus any lot/unit premium, and any portion of the credit that is unused for any reason will be forfeited. Promotion available only if Buyer obtains a mortgage loan through Meritage Homes’ preferred lender and uses a Meritage Homes preferred Closing Agent. Promotion must be mentioned at the time of contract and is not valid on contract re-writes, transfers, or for buyers who have had a previous contract with Meritage Homes canceled for any reason. Promotion applicable solely upon closing and buyer’s compliance with all terms and conditions of the qualifying contract. Promotion subject to any applicable governmental and lender restrictions, and will be reduced or withdrawn to the extent required by any such restrictions. Promotion void where prohibited by law.
