Our uncompromising priority remains the health, safety and wellbeing of our customers, employees and trade partners. Meritage Homes is closely monitoring the ongoing Coronavirus pandemic and continues to take action when possible to minimize exposure. For example, we mandated that all Meritage employees and trade partners wear a mask when interacting with our customers. 
Due to the unfolding effects of the virus and our sincere desire to continue servicing our valued customers, effective immediately we ask that you and your family join us in our efforts and wear a mask during all warranty meetings and or repairs that take place within your home. If you are unable to comply, our team would be happy to discuss the opportunity to engage with you virtually. Your warranty coverage depends on the date you purchased your home.

For homes less than two years old: After the initial inspection, we may require up to two full days access to your home. It’s our goal to complete all warrantable repairs within 7-10 business days after the initial inspection

For homes aged two years or older: After the initial inspection, our warranty team will discuss any necessary repairs and access requirements to your home. Our goal is to complete all warrantable repairs on homes greater than two years old within 21- 30 business days or less.

Third-party inspectors: Your home is likely to be your greatest investment, and you may consult with a third-party inspector to inspect your home prior to your warranty expiration. We're happy to discuss the findings of your third-party inspection report with you; however, we do not accept third-party inspection reports. Home inspection reports often point out homeowner maintenance items, suggestions, and recommendations that aren't a part of your home's warranty. We recommend you review your third-party report for warrantable items, and only submit those items on your warranty request

Legendary Communities warranty claims.

Meritage is no longer acting as warranty administrator for BK Residential Construction, LLC, dba Legendary Communities. All warranty requests or inquiries regarding Legendary Communities Homes that closed prior to 8/1/2014, must be submitted directly to the address or email noted below (please save this information for future reference). We have been advised by Legendary Communities that it provided certain homebuyers with a 2-10 Homebuyers Warranty (structural) from a third party warranty provider. The contact information for the structural warranty is also noted below for your convenience:

Please note that Meritage Homes is unable to provide assistance with respect to warranty claims made on homes prior to 8/30/13 and if you need assistance on these homes, you will need to contact the Phillips Builders entity from which you purchased the home.
