Rate-lock program and all incentives available solely in connection with full-price new home purchase agreements for select homes in participating Meritage Homes communities in the Austin, Texas area (see a Meritage sales counselor for information about qualifying homes) that meet all of the following qualifications: (a) the new home purchase agreement for such home is entered into by buyer and accepted by Meritage Homes in select communities in the Austin area between January 1, 2026, and January 15, 2026, close within five (5) days of the homes being completed OR within 45 days from the time of purchase, but in either event, no later than February 15, 2026; and (b) the purchase of the home is financed using a 30-year, conforming VA or FHA, owner-occupied loan program offered by MTH Mortgage; Buyer must use preferred lender and title company (MTH Mortgage and Carefree Title) for the home purchase to participate in the program to receive the rate buy down; and (c) if Buyer uses Meritage preferred lender and title company, Buyer may receive interest rates as low as 3.99% (5.621% APR) 5-year fixed rate (5/1 ARM) based on home price of $400,000.00 – 640 credit score – Loan to Value 96.5% FHA, 100% VA, – 3.99% (5.621% APR FHA, 4.959% VA). Term 3.99% (5.621% APR FHA, 4.959% VA) rate-lock of the qualifying mortgage, may vary, based on state of completion of home and other factors). Rate to adjust based on ARM interest for the first 5 years. Interest rates are subject to change except to the extent locked pursuant to the rate-lock terms and conditions provided by MTH Mortgage. Closing Costs promotion is in the form of a credit equal and applicable to customary closing costs (title policy, escrow agent fees and costs, and loan origination fees) whose purchase is towards a 30-year conventional loan, VA, or FHA, owner-occupied loan program available only if buyer obtains a mortgage loan through MTH Mortgage, LLC. Buyer is free to select an alternate lender or to pay in cash, or to use an alternate Closing Agent, but in such event, Meritage Homes will not provide the pre-paid interest and loan origination fees promotion. In no event may the closing costs credit exceed 3% if the base price of the home, and any portion of the credit that is unused on valid closing costs for any reason will be forfeited. Savings amount may vary, is in the form of a discounted sale price, and is based on standard price for home with included options prior to promotion reduction and does not constitute a guaranty or representation of value. Savings is applicable solely upon closing and buyer’s compliance with all terms and conditions of qualifying contract. Closing cost incentive availability and amount may vary and may not be available for all purchase transactions. The aggregate total of all credits and incentives provided by Meritage and/or MTH Mortgage in connection with this promotion or otherwise associated with the purchase of the home that require a qualifying loan from MTH Mortgage to finance the home shall in no event exceed the sum of three percent (3%) of the base price of the home plus any lot/unit premium, and if, for any reason whatsoever, the aggregate of such credits and incentives exceeds such amount, then such credits and incentives will be reduced automatically so that the aggregate of such credits and incentives is equal to three percent (3%) of the base price of the home plus any lot/unit premium. Closing cost cap is up to 3% based off a qualified buyer with a 10% down payment on a loan amount of $350,000. In such event, buyer may still be able to take advantage of certain loan programs offered by MTH Mortgage, but buyer would be solely responsible for the costs associated with such program. Meritage Homes reserves the right to cancel or change this promotion at any time, without prior notice or obligation. Applicable promotion(s) must be mentioned at time of contract and no promotion is valid on contract re-writes, transfers, or for buyers who have had a previous contract with a Meritage Homes entity cancelled for any reason.
