Rate-lock programs and all incentives available solely in connection with the purchase on select quick move-in homes (see a Meritage sales counselor for information about qualifying homes) that meet all of the following qualifications: (a) the new home purchase agreement for such home is entered into by buyer and accepted by Meritage Homes communities through the Raleigh Area between February 18, 2026 to February 28, 2026 (b) the purchase of the home is financed using a 30-year, FHA, owner-occupied loan program offered by MTH Mortgage. Buyer must use preferred lender and title company (MTH Mortgage and Carefree Title) for the home purchase to participate in the program to receive the rate buy down; and (c) if Buyer uses Meritage preferred lender and title company, Buyer may receive a 4.99% (APR 5.752%) 30-year fixed rate OR up to 6% in closing cost credit based on the purchase price of the home. Based on a purchase price of $400,000 using a 30-year loan with a 3.5% down payment and 620+ FICO score. Interest rates subject to change except to the extent locked pursuant to the rate-lock terms and conditions provided by MTH Mortgage. Term of rate lock may vary, based on stage of completion of home and other factors.
