Programs and all incentives available solely in connection with full-price new home purchase agreements for select homes in participating Meritage Homes communities in the Atlanta, Georgia area (see a Meritage sales counselor for information about qualifying homes) that meet all of the following qualifications: (a) the new home purchase agreement for such home is entered into by buyer and accepted by Meritage Homes in select communities in the Atlanta area between March 1, 2026, and March 31, 2026, close within five (5) days of the homes being completed OR within 45 days from the time of purchase, but in either event, no later than May 31, 2026; and (b) the purchase of the home is financed using a 30-year, conforming FHA, owner-occupied loan program offered by MTH Mortgage; Buyer must use preferred lender and title company (MTH Mortgage and Carefree Title) for the home purchase to participate in the program to receive the program; and (c) if Buyer uses Meritage preferred lender and title company, Buyer may receive: 1. Interest rates as low as 1.99% in year one, 2.99% in year two, 3.99% in year three, and 4.99% for the remainder of their loan. 2. Payment Abatement Program. MTH Mortgage, LLC is not acting on behalf of or at the direction of HUD/FHA or the federal government. Payment abatement is only available on an FHA mortgage product. Seller payment abatement funds subject to interested party contribution limitations. After the expiration of the abatement period your payment will no longer be discounted, and your payment will increase to the full payment amount. A payment abatement will require you to pay money upfront to cover the principal portion of your mortgage principal and interest payment. OR 3. All Closing Costs Paid. Closing costs promotion is in the form of a credit equal and applicable to customary closing costs (title policy, escrow agent fees and costs, and loan origination fees). In no event may the closing costs credit exceed 3% of the base price of the home, and any portion of the credit that is unused on valid closing costs for any reason will be forfeited. Interest rates subject to change except to the extent locked pursuant to the rate-lock terms and conditions provided by MTH Mortgage. Not a commitment to lend - lending programs may not be available for all buyers /homes and are subject to change and the conditions and requirements of buyer’s lender. Any financing arrangement shall be solely between buyer and buyer’s lender, and in no event shall Meritage Homes have any responsibility, obligation, or liability with respect thereto. Applicable promotion(s) must be mentioned at time of contract and no promotion is valid on contract re-writes, transfers, or for buyers who have had a previous contract with a Meritage Homes entity cancelled for any reason. Promotion applicable solely upon closing and buyer’s compliance with all terms and conditions of qualifying contract. Promotion cannot be combined with any other promotion or incentive. Promotion is subject to any applicable governmental and lender restrictions and will be reduced or withdrawn to the extent required by any such restrictions. Further, each promotion is void where prohibited by law and shall be limited in all events to the specific terms set forth in the binding contract for the specific home. Meritage Homes reserves the right to cancel or change any or all the promotions at any time, without prior notice or obligation. The aggregate total of all credits and incentives provided by Meritage and/or MTH Mortgage in connection with this promotion or otherwise associated with the purchase of the home that require a qualifying loan from MTH Mortgage to finance the home shall in no event exceed the sum of three percent (3%) of the base price of the home (including any lot/unit premium) and if, for any reason whatsoever, the aggregate of such credits and incentives exceeds such amount, then such credits and incentives will be reduced automatically so that the aggregate of such credits and incentives is equal to three percent (3%) of the base price of the home (including any lot/unit premium The aggregate total of all credits and incentives provided by Meritage and/or MTH Mortgage in connection with this promotion or otherwise associated with the purchase of the home that require a qualifying loan from MTH Mortgage to finance the home shall in no event exceed the sum of three percent (3%) of the base price of the home plus any lot/unit premium, and if, for any reason whatsoever, the aggregate of such credits and incentives exceeds such amount, then such credits and incentives will be reduced automatically so that the aggregate of such credits and incentives is equal to three percent (3%) of the base price of the home plus any lot/unit premium.
