Why Lock My Rate Now?

The Federal Reserve Bank met on July 27 and agreed to an increase of 0.75%, making this the fourth rate hike this year. In a statement, The Fed said they anticipate that "ongoing increases in the target range will be appropriate."

 

How Does the Rate Lock Work?

Meritage Homes has arranged with our preferred mortgage lender, MTH Mortgage, to lock in interest rates for up to 180 days at no extra cost to you. That means you have an opportunity to keep your current rate through closing, even if rates rise in the coming months.

 

Can My Home Close in Time?

Rate Lock Promotion: Rate-lock program available only in connection with the purchase of select Atlanta area new quick-move in homes  eligible to close by September 24, 2022 (see a Meritage sales counselor for information about qualifying homes) in all active Atlanta area communities,  that meet all of the following qualifications: (a) the new home purchase agreement for such home is entered into by buyer and accepted by Meritage Homes between August 31, 2022 and closes on or before September 24, 2022; (b) the purchase of the home is financed using a 30-year, conforming conventional, VA, or FHA, owner-occupied loan program offered by MTH Mortgage (must obtain a qualifying loan from MTH Mortgage to finance the home purchase in order to participate in the program); and (c) loan program consists of qualifying through MTH Mortgage.  4.5% is based on conforming conventional 30-year fixed, VA or FHA, 4.521% APR. Interest rates subject to change except to the extent locked pursuant to the rate-lock terms and conditions provided by MTH Mortgage. Term of rate-lock may vary, based on stage of completion of home and other factors. Ability to update the interest rate of the applicable loan is subject to the terms and conditions of the rate-lock program provided by MTH Mortgage. Not a commitment to lend - lending programs may not be available to all buyers /homes and are subject to change and the conditions and requirements of buyer’s lender. Any financing arrangement, including, without limitation, the rate-lock program, shall be solely between buyer and buyer’s lender, and in no event shall Meritage Homes have any responsibility, obligation, or liability with respect thereto.

 

The aggregate total of all credits and incentives provided by Meritage and/or MTH Mortgage in connection with this promotion or otherwise associated with the purchase of the home that require a qualifying loan from MTH Mortgage to finance the home shall IN NO EVENT EXCEED THE SUM OF THREE PERCENT (3%) OF THE BASE PRICE OF THE HOME (INCLUDING ANY LOT/UNIT PREMIUM) AND IF, FOR ANY REASON WHATSOEVER, the aggregate of such credits and incentives EXCEEDS SUCH AMOUNT, THEN such credits and incentives WILL BE REDUCED AUTOMATICALLY so that the aggregate of such credits and incentives is equal to THREE PERCENT (3%) OF THE BASE PRICE OF THE HOME (INCLUDING ANY LOT/UNIT PREMIUM).  In such event, Buyer may still be able to take advantage of certain loan programs offered by mth mortgage, but buyer would be solely responsible for the costs associated with such program. Promotion subject to any applicable governmental and lender restrictions, and will be reduced or withdrawn to the extent required by any such restrictions. Further, promotion void where prohibited by law and shall be limited in all events to the specific terms set forth in the binding contract for the specific home. Closing Costs Promotion:  Promotion available only in connection with the purchase of new homes in all active Atlanta area communities, that are entered into by buyer and accepted by Meritage Homes between August 30, 2022 and that close on or before September 30, 2022. Closing Costs promotion is in the form of a credit equal and applicable to customary closing costs (title policy, escrow agent fees and costs, and loan origination fees), including prepaids to be escrowed for payment of future costs such as taxes, interest, insurance, and assessments but in no event may the closing costs credit exceed $20,000.00, and any portion of the credit that is unused on valid closing costs for any reason will be forfeited. Any portion of the credit that equals or is less than 3% of the base price of the home (including any lot premium) is available if, and only if, buyer obtains a mortgage loan through Meritage’s preferred lender and uses a Meritage preferred Closing Agent (the “Preferred Provider Portion”). The aggregate total of all credits and incentives provided by Meritage and/or MTH Mortgage in connection with this promotion or otherwise associated with the purchase of the home that require a qualifying loan from MTH Mortgage to finance the home shall IN NO EVENT EXCEED THE SUM OF THREE PERCENT (3%) OF THE BASE PRICE OF THE HOME (INCLUDING ANY LOT/UNIT PREMIUM) AND IF, FOR ANY REASON WHATSOEVER, the aggregate of such credits and incentives EXCEEDS SUCH AMOUNT, THEN such credits and incentives WILL BE REDUCED AUTOMATICALLY so that the aggregate of such credits and incentives is equal to THREE PERCENT (3%) OF THE BASE PRICE OF THE HOME (INCLUDING ANY LOT/UNIT PREMIUM).  In such event, Buyer may still be able to take advantage of certain loan programs offered by mth mortgage, but buyer would be solely responsible for the costs associated with such program. Buyer is free to select an alternate lender or to pay in cash, or to use an alternate Closing Agent, but in such event, Meritage will not provide the Preferred Provider Portion of the credit. Closing cost assistance availability and amount may vary and may not be available for all purchase transactions. Promotion must be mentioned at time of contract and is not valid on contract re-writes, transfers, or for buyers who have had a previous contract with a Meritage Homes entity cancelled for any reason. Promotion subject to any applicable governmental and lender restrictions, and will be reduced or withdrawn to the extent required by any such restrictions.
