Terms and Conditions

Promotion and all incentives available solely in connection with the purchase of select quick move-in homes (see a Meritage sales counselor for information about qualifying homes) that meet all of the following qualifications: (a) the new home purchase agreement for such home is entered into by buyer and accepted by Meritage Homes between April 4, 2023 and April 30, 2023; and (b) the home purchase closes on or before June 26, 2023.

Interest Rate Lock

Interest rate lock of 5.25% available only for homes whose purchase is financed using a 30-year fixed Conventional (5.349%APR), 30-year fixed VA (5.402% APR), or 30-year fixed FHA (5.979% APR), owner-occupied loan program offered by MTH Mortgage – must obtain a qualifying loan from MTH Mortgage to finance the home purchase in order to participate in the program. Specific interest rate as of April 4, 2023. Interest rates are subject to change except to the extent locked pursuant to the rate-lock terms and conditions provided by MTH Mortgage. 5.25% interest rate is based on $400,000.00, Conventional 30-year fixed, 5.349% APR with a 5% down payment. Term of rate-lock may vary, based on stage of completion of home and other factors. Not a commitment to lend - lending programs may not be available to all buyers /homes and are subject to change and the conditions and requirements of buyer’s lender. Meritage Homes has an ownership interest in MTH Mortgage, and buyer’s utilization of MTH Mortgage may provide Meritage Homes with a financial or other benefit.   *“Pre-Approval” provided by MTH Mortgage, LLC, an Arizona limited liability company (“MTH Mortgage”) and is subject to the terms and conditions imposed by MTH Mortgage. Any financing arrangement and relationship shall be solely between Buyer and Buyer’s Lender (whether or not Buyer has selected MTH Mortgage), and in no event shall Meritage Homes have any responsibility, obligation, or liability for any “Pre-Approval” provided by MTH Mortgage or any other lender, nor for any other matters or disputes that arise in connection with Buyer’s financing arrangement with Buyer’s Lender. All costs and expenses associated with Buyer’s financing arrangement shall be Buyer’s responsibility and shall be payable by Buyer in addition to any closing costs payable by Buyer pursuant to its contract with Meritage Homes for a home. The aggregate total of all credits and incentives provided by Meritage and/or MTH Mortgage in connection with this promotion or otherwise associated with the purchase of the home that require a qualifying loan from MTH Mortgage to finance the home shall in no event exceed the sum of three percent (3%) of the base price of the home plus any lot/unit premium, and if, for any reason whatsoever, the aggregate of such credits and incentives exceeds such amount, then such credits and incentives will be reduced automatically so that the aggregate of such credits and incentives is equal to three percent (3%) of the base price of the home plus any lot/unit premium. In such event, buyer may still be able to take advantage of certain loan programs offered by MTH Mortgage, but buyer would be solely responsible for the costs associated with such program. Meritage Homes reserves the right to cancel or change this promotion at any time, without prior notice or obligation.
