Promotion not valid in all Meritage Homes communities; availability varies by community, home type, lot, inventory, and applicable community requirements, and prospective buyers should consult with the applicable Meritage Homes sales counselor to confirm whether a specific home qualifies. Buyer will have no involvement in the design or selection of the fence; Meritage Homes will select all fence materials, specifications, style, and dimensions in its sole discretion based on the requirements of the applicable homeowners’ association and community. Promotion applies solely to the specific home and lot for which buyer enters into a binding purchase agreement and does not extend to other homes, lots, or communities. Fence design, location, color, material, dimensions, and installation are subject to applicable homeowners’ association requirements, architectural review approvals, governmental requirements, permitting, site conditions, utility locations, easements, setbacks, construction schedules, and other applicable restrictions. Meritage Homes intends to complete fence installation prior to closing; however, Meritage Homes does not guarantee that the fence will be installed by any particular date, and installation timing is subject to contractor availability, material availability, weather, HOA or architectural review approval, permitting, and other conditions outside Meritage Homes’ control. Meritage Homes reserves the right to determine, modify, or substitute the fence materials, specifications, vendors, and installation methods in its sole discretion, subject to applicable HOA and community requirements. Any portion of the promotion that is unused for any reason will be forfeited and may not be converted to cash, applied to the purchase price, credited toward closing costs, transferred, or applied to any other costs associated with the home. Promotion must be mentioned at time of contract and is not valid on contract re-writes, transfers, or for buyers who have had a previous contract with a Meritage Homes entity cancelled for any reason. All promotion incentives are applicable solely upon closing and buyer’s compliance with all terms and conditions of the qualifying contract. Promotion is subject to applicable governmental and lender restrictions and will be reduced or withdrawn to the extent required by such restrictions. Promotion is void where prohibited by law, limited to the specific terms set forth in the binding contract for the specific home, and cannot be combined with any other promotion or incentive. Meritage Homes reserves the right to cancel or change this promotion at any time, without prior notice or obligation.
