AGENTS ROCK REWARDS
At close of escrow for the sale of the home, Meritage Homes will pay a real estate commission solely in accordance with, and subject to, the terms and conditions of a fully executed Broker Registration and Commission Addendum that accompanies the applicable Purchase Agreement. As a condition to the payment of any commission, the real estate agent must provide a completed and fully executed Broker Registration and Commission Addendum (in the form provided with the Purchase Agreement) within 24 hours after the buyer executes the applicable contract for the home

Real estate agent must hold an active real estate license in the state where the home is located.
If Addendum is executed in connection with a contract for the sale of a home, the real estate agent shall be solely responsible for obtaining a signed release from the broker previously identified on the Broker Registration and Commission form as a condition precedent to changing the broker of record. Absent such release, Meritage Homes will not recognize any party other than the broker named in such form as sole to the original broker identified in section 5
Buyer's realtor, agent and/or broker is/are solely responsible for ensuring compliance with all applicable National Association of Realtor guidelines, regulations, and ethical standards. The Agents Rock Rewards program and any benefits are subject to any applicable laws and governmental restrictions. Agents Rock Rewards Program is void in states where prohibited by law. CLOSING COSTS
Preferred Lender Closing Cost incentive varies by homesite – please check with the sales associate for the applicable community to obtain information about the incentive for any particular homesite in such community. Incentive may be used for title policy cost, escrow agent fees and costs, and loan origination fees, and any portion that is unused will be forfeited. Incentive applicable solely upon closing and buyer’s compliance with all terms and conditions of qualifying contract. Incentive is available if, and only if, buyer obtains a mortgage loan through Meritage Homes’ preferred lender and uses a Meritage Homes preferred closing agent. Buyer is free to select an alternate lender or to pay in cash, or to use an alternate closing agent, but in such event, Meritage Homes will not provide the closing costs incentive. Incentive must be mentioned at time of contract and is not valid on contract re-writes, transfers, or for buyers who have had a previous contract with Meritage Homes cancelled for any reason. Incentive subject to any applicable governmental and lender restrictions, and will be reduced or withdrawn to the extent required by any such restrictions. FURTHER, IN NO EVENT MAY THE INCENTIVE CREDIT EXCEED THE SUM OF THREE PERCENT (3%) OF THE BASE PRICE OF THE HOME (INCLUDING ANY LOT/UNIT PREMIUM). CLOSING-READY GUARANTEE
The “Meritage Homes Closing-Ready Guarantee” and reimbursement eligibility associated therewith are subject to the terms and conditions contained within the applicable new home purchase agreement (and/or the applicable addendum or amendment thereto) entered into by Buyer and accepted by Meritage Homes. All program features are applicable solely upon Buyer’s compliance with all terms and conditions of the applicable new home purchase agreement. Pictures and other promotional materials are representative and may depict or contain floor plans, square footages, elevations, options, upgrades, extra design features, decorations, floor coverings, decorative light fixtures, custom paint and wall coverings, window treatments, landscaping, pool, spa, sound and alarm systems, furnishings, appliances, and other designer/decorator features and amenities that are not included as part of the home and/or may not be available in all communities.
COMMUNITY MAPS
Community map depictions are not an official site plan, may not be drawn to scale, and may not reflect all easements and other matters affecting the community. Rather, it is an artist's conceptual rendering intended to give Buyer a general overview of the contemplated community. Any map depiction does not constitute a guaranty that the community will be built out or developed as shown and Meritage has not made, does not make, and specifically negates and disclaims any representations, warranties, and guarantees with respect to the map depiction, including, but not limited to, any depiction or description of any physical characteristics of the community or any improvements pertaining thereto, and any depiction or description of the real estate comprising or contemplated to comprise the community or of the units or amenities (such as pools, gazebos, hike and bike trails, exercise facilities, etc.) contemplated to be a part of the community. The party developing the community may make changes in the design and plan of the community (including, without limitation, the number of homes and/or the sizes of lots in the Community), and in any currently contemplated timing of the development of the community, and Meritage reserves the right to make any and all such changes.
ESTIMATED COMPLETION
Estimated completion dates are based on available information at the time the estimates are made and are subject to adjustment from time to time. Normal construction schedules may be affected by municipalities' processing delays and inspections, weather conditions, fires, acts of God, the availability of materials and qualified trade contractors, schedule changes, and other factors and, therefore, Meritage does not and cannot guarantee a completion date and Meritage cannot be held responsible for any estimated completion dates that may be made at any time. Further, Meritage assumes no duty to update any such estimates. Meritage's sole responsibility for completion of a home, if any, shall be as provided in the applicable purchase agreement entered into with the buyer of the home.
ESTIMATED MONTHLY PAYMENT
The estimated monthly payment is provided for purposes of illustration only and is not a commitment to lend, nor a representation or guaranty that such payment amount will be applicable to any buyer and/or transaction. Estimated monthly payment assumes Conventional financing and a purchase price as provided above with a XX% down of purchase price and X% interest rate on a XX year loan. MOVE-IN READY
Move-In Ready homes include a Whirlpool® washer, dryer, refrigerator, range, microwave and dishwasher, plus whole home blinds. Whole home blinds include all windows under ceiling plate height.
