Promotion of closing cost incentive is valid only in connection with new home purchase agreements for select quick move-in homes in Meritage Homes communities in the Greenville, SC area that are entered into by buyer and accepted by Meritage Homes on or before October 11, 2026, and that close on or before November 15, 2026. Buyer must use MTH Mortgage and preferred closing attorney to qualify. This incentive does not impact the listed purchase price or loan terms. If buyer uses Meritage preferred lender and title company, Buyer will receive up to $7,000 in incentives toward closing cost assistance. In addition, closing cost amounts may vary and may not be available for all purchase transactions. Not a commitment to lend — lending programs may not be available to all buyers/homes and are subject to change and the conditions and requirements of buyer's lender. Any financing arrangement shall be solely between buyer and buyer's lender, and in no event shall Meritage Homes have any responsibility, obligation, or liability with respect thereto. Buyer is free to select an alternate lender or to pay in cash, or to use an alternate Closing Agent, but in such event, Meritage Homes will not provide the closing cost incentive. Promotion of the $2,000 agent bonus is available to agents on reasonable offers that lead to the sale of select homes by October 4, 2026, and that close by November 15, 2026. Promotion of agent bonus must be mentioned at time of contract and is not valid on contract re-writes, transfers, or for buyers who have had a previous contract with a Meritage Homes entity cancelled for any reason. Promotion is applicable solely upon closing and buyer's compliance with all terms and conditions of qualifying contract. Promotion subject to any applicable governmental and lender restrictions and will be reduced or withdrawn to the extent required by any such restrictions. Promotion void where prohibited by law and shall be limited in all events to the specific terms set forth in the binding contract for the specific home. Meritage Homes reserves the right to cancel or change this promotion at any time, without prior notice or obligation. The aggregate total of all credits and incentives provided by Meritage and/or MTH Mortgage in connection with this promotion or otherwise associated with the purchase of the home that require a qualifying loan from MTH Mortgage to finance the home shall in no event exceed the sum of three percent (3%) of the base price of the home plus any lot/unit premium, and if, for any reason whatsoever, the aggregate of such credits and incentives exceeds such amount, then such credits and incentives will be reduced automatically so that the aggregate of such credits and incentives is equal to three percent (3%) of the base price of the home plus any lot/unit premium. In such event, buyer may still be able to take advantage of certain loan programs offered by MTH Mortgage, but buyer would be solely responsible for the costs associated with such program. Promotion cannot be combined with any other promotion or incentive.
