Promotion incentive valid only in connection with the new home purchase agreements for select quick move-in homes in Meritage Homes communities in the Nashville and Clarksville areas that are entered into by buyer and accepted by Meritage Homes between May 2, 2026 – May 15, 2026. Promotion shall be void and will not be honored if the home does not close on or prior to June 26, 2026. Rate-lock program available solely in connection with the purchase on select quick move-in homes (see a Meritage sales counselor for information about qualifying homes) that meet all of the following qualifications: (a) the new home purchase agreement for such home is entered into by buyer and accepted by Meritage Homes communities through the Nashville and Clarksville areas between May 2, 2026 and May 15, 2026 ; (b) the purchase of the home is financed using a 30-year FHA or VA Loan, owner-occupied loan program offered by MTH Mortgage; Buyer must use preferred lender and title company (MTH Mortgage and Carefree Title) for the home purchase to participate in the program to receive the rate buy down; and (c) if Buyer uses Meritage preferred lender and title company, Buyer will receive interest rates as low as 3.99% (APR 4.73%) 5/1 ARM . Rate to adjust based on ARM interest after the first 5 years. Term of 3.99% (4.73% APR) rate lock of the qualifying mortgage, may vary, based on state of completion of home and other factors. Interest rates are subject to change except to the extent locked pursuant to the rate-lock terms and conditions provided by MTH Mortgage. Term of rate-lock may vary, based on stage of completion of home and other factors. Ability to update the interest rate of the applicable loan is subject to the terms and conditions of the rate-lock program provided by MTH Mortgage. Not a commitment to lend - lending programs may not be available to all buyers/homes and are subject to change and the conditions and requirements of buyer’s lender. Any financing arrangement, including, without limitation, the rate-lock program, shall be solely between buyer and buyer’s lender, and in no event shall Meritage Homes have any responsibility, obligation, or liability with respect thereto. Promotion subject to any applicable governmental and lender restrictions and will be reduced or withdrawn to the extent required by such restrictions. Promotion void where prohibited by law and shall be limited in all events to the specific terms set forth in the binding contract for the specific home. Meritage Homes reserves the right to cancel or change this promotion at any time, without prior notice or obligation. Promotion must be mentioned at time of contract and is not valid on contract re-writes, transfers, or for buyers who have had a previous contract with a Meritage Homes entity cancelled for any reason. Promotion cannot be combined with any other promotion or incentive.
